No one wants the roof of their commercial building to start leaking. Emergency repairs are incredibly expensive, and so is coming to check on your property and finding that water has leaked through the roof and damaged the equipment or stock stored inside. Everyone knows that preventative care on a vehicle will extend the life of the vehicle, while also reducing the probability of expensive major repairs. Nothing is completely effective, but here are the most important things you can take to make sure you are taking care of your roof.
Safely get up on the roof. Walk around it and get familiar with how it looks so you’ll be quick to notice any new dips or damage. Clear any debris off of the roof. Not only can it disguise holes by covering them, but debris can hold onto moisture which will seep into the roof and cause damage. Also make sure to keep your drains clear and free flowing for the same reason.
Pay special attention to the way the edges of the roof look. This is frequently where you’ll start to see the cracks or algae growth that will cause problems later on. Check closely any space where something goes in to your roof, like a pipe, gas line, or HVAC unit. Inspect the sealant around these openings to make sure there’s no cracking or chipping that will allow water to get inside later.
Once you’ve walked all around your roof and inspected the whole surface for chipped shingles or cracks, and looked at the potential problem areas, go inside and look at the roof from there as well. Keep an eye out for water stains or streaks that indicate there’s water moving through the roof that shouldn’t be able to get there.
Expect to spend a lot of time taking these steps and doing them well. The time will save you a lot of money down the road.
